Thinking Outside The Box

According to a statement, the SLC Global Logistics Center will have the capacity to accommodate up to 50 million square feet of Class A speculative and build-to-suit buildings, combined with owner-occupied and mega-site land for sale. The first phase of the development will consist of 10 buildings totaling approximately 7.5 million square feet of bulk distribution and manufacturing industrial space.

Mobile Home Communities

In recent years, the design and image of mobile home communities have improved overall but continue to see high vacancy rates since the recession in 2008. Colmena has recognized the value-add opportunity in these communities and aims to bring in hundreds of new manufactured homes to communities throughout the nation. A large number of these parks fall into recently designated Opportunity Zones, creating large incentive for institutional investors to add assets to their portfolios as a low risk investment. Vineyards Management Group has nearly 20 years of niche industry experience in mobile home community parks with over 3,000 home sites under management and will oversee the operations of the parks in this portfolio.

AC HOTEL / MILAGRO

Hospitality/Multi-Family Joint Development Project

Colmena Group participated in the development of two projects in downtown Salt Lake City. The AC Hotel is a 164 room boutique hotel brand by Marriott. Known for it’s bar and lounge space, this hotel sets a new standard for business and leisure travelers coming to Salt Lake. Next door to the AC, is Milagro, a 183 unit multifamily development with 8,000 SF of retail. Milagro raised the bar for resident amenities in the downtown market and offers residents an urban lifestyle without sacrificing any of the luxuries of high end living. These joint developments share a parking structure and add a new sense vibrancy to this block of Salt Lake City.

Holladay, Utah (Jan. 31, 2023) – The Utah Sports Hall of Fame Foundation (USHOFF) and the Utah High School Activities Association (UHSAA) have recognized local business leader Brian Shelley by inducting him into the Utah Officials Hall of Honor. Parallel to his career at local real estate development and investment firm Colmena Group, Shelley has spent his evenings and weekends running up and down various basketball floors throughout the state and country as a NCAA basketball referee.
